With conveyancing services (buying, selling or refinancing) we don’t ask that you pay for our services until we have completed the work you have instructed us to do on your behalf on settlement – that is on the day you have sold your property, collected the new keys on a purchase or completed your refinance. For subdivisions we do ask for a retainer to be deposited to our trust account to cover disbursements we incur on your behalf.
Our (very competitive) and set fees shown on our website are only payable if and when your sale or purchase has taken place. If your signed agreement does not proceed for any reason in some circumstances we will ask that you reimburse us for the disbursements we have incurred on your behalf (title searches and minimal office expenses). You can expect if an invoice is rendered that this would typically be no more than $200 plus GST and disbursements in usual circumstances.
Entering into an agreement for sale and purchase is a legal contract so its important you get it right from the start to ensure the correct conditions are inserted, the dates for you to confirm your conditions and then complete settlement work for you and commitments you may have to arranging finance, giving notice to your landlord or matching dates and timeframes where you are completing a sale and purchase at the same time.
We appreciate that you may need to look at a few agreements before your offer is accepted! There have been many times we have reviewed agreements sometimes more than 5 times before our clients enter into a signed contract. We are passionate about providing a top notch service and do not charge for reviewing, providing advice, drafting conditions were required and ensuring dates are correct for standard agreements.
When purchasing at auction, you need to have completed your due diligence prior to attending as if successful you will be unconditional at the fall of the hammer. With this in mind, we always strongly recommend you engage the services of a legal professional to examine the title documents, ensure you have finance approved and that there are no conditions which may cause complications. Following this we can witness you signing documents to complete your property sale, purchase or refinance remotely on any visual call platform that works for you (WhatsApp, Zoom, Facebook Messager or FaceTime).
